Experts in property laws explain what leasehold enfranchisement means

Having to face the world of legal terms, laws, by-laws and endless rules and regulations can be extremely daunting. Taking it on all by yourself can get you into the kind of situation where you have to face far more stress than what is necessary. It is also the kind of situation where you would enjoy far better results if only you opted to trust a leading legal team to provide you with the guidance and support you need in the matter.

When it comes to any type of matter concerning real estate, there is hardly any better team you can trust than the team at Grant Saw Solicitors LLP. This is the name that has been around since 1851, bringing legal excellence to the city.

“When it comes to property laws, one of the terms which are often confusing to our clients as it sounds like such a complex matter is the term leasehold enfranchisement,” says Ray Crudgington, Managing Partner to the team who has earned themselves outstanding reviews when it comes to their ability to provide leasehold enfranchisement legal support.

He then continues to explain what the process entails and it soon becomes evident that in simple terms this process is not as daunting. It refers to the process that you would need to go through to extend your lease on a leasehold property, or even when you want to purchase a share of the property.

One of the key principles to remember when you are invested in property is the difference between freehold properties and leasehold properties.

“When you have a leasehold property, you own the property only for a set period. This period can vary from as little as 40 years to as long as 999 years. When your time is up on the property, you need to renew your lease. When you want to sell your property on this land, you can only sell the property and not the land. On the other end of the scale, we have freehold properties. These are often far easier to buy or sell since the entire property, meaning the land and the buildings on it, are yours. So, there would be no need to ever extend your lease,” Ray explains.

Once you have a legal partner who is familiar with the legal system and the needs of their client base, it becomes much easier to negotiate your way through the legal system as a property owner without unnecessary stress on your shoulders.
