[UK, 20/02/2023] Student housing has achieved an unprecedented milestone in transaction volume, with an annual total of $18.9 billion in 2022. The figure substantially increased from the previous record-breaking $11.5 billion in 2021. Based on JLL Capital Markets' research, cross-border capital has become instrumental to this asset class's success over recent years. Between 2012 and 2016, it accounted for 6.7 percent, while during 2017 and 2021, its market share climbed up to 20 percent, investing nearly ten billion dollars into student housing assets.
Increasing Number of Internationally Mobile Students
According to the Organisation for Economic Co-operation and Development (OECD), international student mobility is projected to grow from five million in 2019 to eight million by 2025. This increase is primarily propelled by a rapidly expanding global middle-class population that craves access to products and services across all industries, including education. Notably, China and India–both countries with massive middle classes of their own–are currently leading sources of American students; 369,548 Chinese citizens were studying at U.S. universities from 2018 to 2019, followed closely by 202,014 Indian nationals for the same period.
Upward Trend in European Student Enrolment
International student enrolments are increasing globally, with the U.K. witnessing an impressive six percent year-on-year rise in applications for 2019/2020 alone. Australia has also seen a surge of 118% more visa applications for higher education between 2010/11 and 2016/17. Across Europe, over two million international students are studying abroad–proof that this trend is gaining momentum worldwide.
Nearly Half of International Students Studying in Europe
During the 2019-20 academic year, Europe saw an unprecedented surge in international students, with a two-digit growth that shattered previous records. Non-European enrolments also skyrocketed to 400,000 for the first time, showing an impressive 17 percent yearly increase in non-EU numbers. Consequently, this has pushed Europe's share of all international students worldwide up to 45 percent.
Other Student Destinations
International student enrolment is rising, with Russia, Canada, Japan, Saudi Arabia, and Turkey all emerging as popular destinations. This ever-increasing trend of universities welcoming international students to their campuses has created a rising demand for suitable accommodation.
